A residential park may provide residents with a housing option in the price range between the community rental market and resident-funded retirement village units. Residents own the home they situate on the land but not the land itself. Residents pay site fees to the park owner / operator for the site.

South Australian Civil and Administrative Tribunal  taking the roles previously performed by the Residential Tenancies Tribunal) has the power to resolve disputes between residential park owners/operators and residents, including breaches of the Act.
